The Small Area Plan Audit formally reviewed five small area plans and tracked the implementation of the recommendations made for each given area. Nearly 70 percent of actions across all plans were either completed or in-progress as of the audit date, demonstrating a positive implementation success rate. As a result of this audit the Central College Station Neighborhood Plan, the Eastgate Neighborhood Plan, the Southside Area Neighborhood Plan, and the South Knoll Area Plan were retired.

Central College Station Neighborhood Plan
The Central College Station Neighborhood Plan was adopted by the City Council on June 10, 2010. The planning area is made up of approximately 1,450 acres and is located in the geographic center of College Station. It is bounded by Texas Avenue South, State Highway 6 South, Harvey Mitchell Parkway South, Wellborn Road, and Rock Prairie Road.
The Eastgate Neighborhood Plan was adopted by the City Council on June 23, 2011. The planning area is made up of approximately 567 acres located along the eastern edge of the Texas A&M University campus and is bounded by University Drive East, Texas Avenue South, Dominik Drive, and east of Munson Avenue and ending just before Westover Street.
Southside Area Neighborhood Plan
The Southside Area Neighborhood Plan was adopted by City Council on September 26, 2012. The planning area is made up of approximately 720 acres located directly across from the southern edge of the Texas A&M University campus and is bounded by George Bush Drive, Wellborn Road, Southwest Parkway, Welsh Avenue, Holleman Drive, and Texas Avenue.
The South Knoll Area Neighborhood Plan was adopted by City Council on September 26, 2013. The planning area is made up of approximately 3,500 acres within the City’s core and is bounded by Wellborn Road, Harvey Mitchell Parkway, Texas Avenue, Holleman Drive, Welsh Avenue, and Southwest Parkway.
The Wellborn Community Plan was adopted by City Council on April 25, 2013. The planning area is located in the southwestern portion of the City and includes much of the remaining historic Wellborn Community. The Wellborn planning area is made up of approximately 929 acres and is bounded by I&GN Road, Greens Prairie Road West, Royder Road, Barron Cut-Off Road, and Capstone Drive.
The Wolf Pen Creek Corridor Study was adopted by the City Council on October 26, 1988. The planning area was made up of approximately 500 acres located on the east side of College Station and was bounded by Harvey Road, Texas Avenue, East Bypass, and Southwest Parkway.
The Northgate Redevelopment Plan was adopted by the City Council on January 11, 1996. The planning area was made up of approximately 145 acres and was located on the northwest side of College Station, bordered by Texas A&M University property and the City of Bryan. It was bounded by Wellborn Road – FM 2514, University Drive – FM 60, College Avenue – SH 308, and Bryan city limits. The Redevelopment Implementation Plan (2003) incorporated the progress made towards the original Plan’s goals and provided additional direction for the area’s improvement.
The Medical District Master Plan was adopted by the City Council on October 11, 2012. The planning area was made up of approximately 1,700 acres in central College Station and generally located around the intersection of State Highway 6 and Rock Prairie Road.
