A brief history of the development of high rises across the Northgate district

The Northgate district in College Station, Texas is a booming urban division of the historically rural town. It is located merely across the street from Texas A&M University's campus. The student population's rapid expansion has grown far beyond what can be supported by existing campus housing facilities. In response, there has been an uptake in the number of residential structures being built in the Northgate district, including a unique array of incoming high rises. Let's take a look at the timeline of the residential structures in the district with four or more stories, beginning in the early 2000s.

The Tradition at Northgate/ Twelve North

Student housing

In 2002, a student housing facility was built named The Tradition. In 2016 it was renovated and became Twelve North to add additional living units. It has 808 beds and stood 5 stories high. This structure was the pioneer of high rises in the Northgate district.

The Factory

Certificate of occupancy date is unknown.

The Factory apartment complex was the first residential structure on Northgate independent of the University to reach 4 stories. It has 107 units and a total of 151 bedrooms. The complex was a success and soon looked to expand.

Warehouse Factory Apartments

Certificate of occupancy gained on August 17, 2004

An extension of the Factory, named the Warehouse, was built down the block. The complex became the Warehouse Factory Apartments at Northgate. The new building is also 4 stories and houses 42 units and 121 bedrooms of its own. The complex consists of a vast array of housing options, including the largest bedrooms available on Northgate. On the other end of the spectrum, the company offers some of the most affordable Northgate high rise housing rates to date.

Cherry Street Condo

Certificate of occupancy gained on September 2, 2009

In 2009, a condo style townhome on Cherry Street became tied with the Tradition for the tallest residential structure in the area at 5 stories. It consists of 40 single bedroom units.

Rise at Northgate

Certificate of occupancy gained on September 19, 2013

In 2013, the Rise truly lived up to its name, shooting up on the Eastern side of the district to an impressive 18 floors. It would hold the record for the most stories as a residential building on Northgate for over 10 years. It has 471 bedrooms within 184 units, allowing for a truly dense residential population. Additionally, the mixed used facility offers 20,000 square feet of retail space on the lower levels. This space currently houses a CVS drug store, Chinese restaurant, smoothie bowl joint, and more! The building sits on a property with a total area of just over one acre. Today, the Rise has the highest average rent of all residential complexes on Northgate.

Northgate Proper

Northgate Proper joined the high rises by reaching 4 stories in 2014. The apartment complex offered 33 units and 34 total bedrooms.

The Domain at Northgate

Certificate of occupancy gained on September 18, 2015

The Domain was built on the Southwest edge of Northgate in 2015 with 4 floors and 102 units. There are a variety of 1-bedroom, 2-bedroom, 3-bedroom, and 4-bedroom floorplans, totaling 344 bedrooms. It is also a mixed-use facility as it has on-site retail space. Shops currently residing in this space include a Starbucks and a streetwear style clothing store called The Station.

The Stack at Legacy Point

Certificate of occupancy gained on October 20, 2015

The next high rise built was The Stack, a shared use facility with 5 stories, retail space, 209 residential units, and 416 total bedrooms. At its time of opening, it held the record for the most units in an apartments complex across all of Northgate. It resides on the Eastern side of the district, just behind The Rise.

Cherry Street Apartments

Certificate of occupancy gained on August 24, 2016

In 2016, a new apartment came to Cherry Street named the Cherry Street Apartments, not to be confused with the preexisting complex just across the road. The new Cherry Street Apartments would exceed the neighboring business' size in all categories with 6 stories, 128 units, and 200 bedrooms.

Lark Northgate

Certificate of occupancy gained on November 30, 2017

The Lark complex, then known as the Sterling Northgate Apartments, opened in 2017. It is 7 stories tall and offers 177 units. There are a total of 576 bedrooms, which made it the highest occupancy unit in the district during the time of construction. It even has a skywalk that connects to the parking garage, topped by Northgate's first ever rooftop pool. Lark is considered the deepest set Northgate high rise to date.

Aspire

Certificate of occupancy gained on November 8, 2018

In 2018, the 15 story, multi-use Aspire complex opened to the public, breaking even further records with 263 units and 816 bedrooms. It is located right next to the Rise. Aspire also implemented a partial rooftop pool and green space atop the 7th story that opens up to a beautiful view of the Southwest side of Northgate. Additionally, the lower floors offer ample retail space. Current businesses occupying this space include a Korean restaurant, a mac and cheese bar, and even an electrician's office.

The Standard

Certificate of occupancy gained on January 15, 2019

Any records held by Aspire wouldn't stand for long, as the Standard opened to tenants not long after. The 12-story building became the new spectacle with 302 available units and an incredible 938 bedrooms. The complex has a rooftop pool and is connected to its own 12 story parking garage. The lower levels offer retail space making this a mixed-use facility.

The Hudson

Certificate of occupancy gained on April 29, 2019

Later that year, the Hudson finished construction in the Northmost corner of the district. The 8 story complex features 139 units and 391 bedrooms.

Rev

Certificate of occupancy gained on November 20, 2023

Northgate's newest high rise, the Rev, is now open for residency. It is currently the tallest building in all of College Station. With 19 stories, it sits at just under 200 feet tall. It offers 6 parking levels, 298 units made up of 802 bedrooms and, of course, an open rooftop pool.

OTTO

Certificate of occupancy gained on August 26, 2024

The OTTO is one of the newest apartment complexes to be constructed in Northgate. Positioned alongside Wellborn Rd this complex consists of 341 units and 745 bedrooms spread over 10 stories.

415 College Main Apartments

Positioned along Cherry St, this complex will have 199 individual units and is planned to be the tallest building in all of College Station, taking the title from the Rev. This complex is going to be a towering 20 stories tall with 605 bedrooms.

The Nova

Certificate of occupancy not yet given

A promising new development is confirmed to be going in on the small lot on Wellborn and Church. Reaching 19 stories tall, there is a plan to construct a record breaking 346 units on just about 2 acres of land. The complex is rumored to be offering 873 bedrooms upon completion.

Culpepper at TAMU

Taking the place of Hurricane Harries, the Culpepper at TAMU, positioned alongside College Main is planned to be 7 stories tall and consist of 953 Bedrooms spread amongst 316 Units.
