TEXAS AVENUE & UNIVERSITY DRIVE REDEVELOPMENT AREA PLAN

The City of College Station is beginning a new planning effort for the Texas/University Redevelopment Area. This effort will engage property owners and interested residents in a process to envision a cohesive district that welcomes visitors and residents into the City, incorporates vertical and horizonal mixed-uses, supports existing commercial uses, and provides a greater mix of housing options to support the growing population seeking to live, work, and play near Texas A&M University. The effort will imagine changes to the area that better serve the two major corridors that intersect within the redevelopment area and will complement the nearby hospitality corridor, Eastgate area, and Texas A&M University campus. This planning effort stems from discussions with residents and appointed and elected officials during the recent update to the City’s Comprehensive Plan.

FREQUENTLY ASKED QUESTIONS

    WHY CREATE A PLAN
    Small Area Plans allow for a closer look into the existing conditions, trends and development pressures within a specific area of the city. Effective planning ensures that future development occurs where, when and how the community needs and desires. Participating in a small area plan allows residents to learn about what goes into a planning effort and to voice their questions and opinions about the future of their area. The collective input of everyone involved is complied, evaluated for feasibility, prioritized, and put into context of the city’s goals that live within the Comprehensive Plan.
    PROJECT TIMELINE
    The official project kick-off meeting will occur on Dec. 7 at 6 p.m.in City Hall Council Chambers. Following the meeting, virtual public engagement opportunities will launch and remain open throughout the project. Staff will hold additional workshops in January and February 2023. Drafting of the plan will occur in April after holding workshops with the Planning & Zoning Commission and city council. After the plan has been written, staff will hold another workshop to discuss the final plan and gather any final community comments. The plan will be brought forward to the Planning & Zoning Commission and city council after the final round of public engagement, anticipated in summer 2023.
    HOW CAN I BE INVOLVED
    There are many ways to be involved in the Texas Avenue & University Drive Redevelopment Area planning process! All meetings will be open to the public. There will be meetings open to anyone interested in participating, as well as meetings more specific to the property owners and/or residents within the planning area. Meeting dates will be announced on the website later this year.

    We are excited to invite residents, property owners and people who frequent the area to participate on the Redevelopment Plan Working Group. Applications are open through Oct.28. A full schedule of these meetings will be available later this year.
    WHAT IS A WORKING GROUP
    A Working Group is a group of residents that have volunteered to serve their community by helping staff determine the direction of the plan and providing input in its creation. The group will be comprised of property owners, residents and other stakeholders within the planning area. Participants will learn the small area planning process, give input on specific components of the plan and serve as ambassadors for the project in their community circles.
    UNABLE TO ATTEND MEETINGS
    You can still participate in the planning process even if you are unable to attend the public meetings. Resources and input opportunities will be posted online that were presented during each meeting.
