Middle Housing

MH Middle Housing is a newly created zoning district that was adopted by the College Station City Council in October 2022. Zoning districts regulate how a specific property can be developed and used. Each zoning district includes standards for lot size, height, density, setbacks, and parking, among other requirements.

The MH Middle Housing zoning district allows a flexible mix of housing products including small lot single-family homes, townhouses, courtyard houses, duplexes (2-units), small multiplexes (3-4 units), medium multiplexes (5-12 units), and live-work units. These are different residential home types that are generally compatible next to one another. There are additional buffer, height protection, and parking standards that apply to the larger residential products and on the edges between these areas and ones designated for neighborhood conservation.

The standards for the MH Middle Housing zoning district are included throughout the City’s Unified Development Ordinance (UDO). UDO Section 5.1. and Section 5.2 provide the types of housing products, lot sizes, setbacks, and overall dimensional standards for MH Middle Housing zoning. UDO Section 7.2.H details height protection requirements and Section 7.7 provides buffer standards. UDO Section 11.2 contains the definition for each of the housing products.

What are City-Initiated Rezonings to MH Middle Housing?

The City of College Station is considering changing the zoning classification of some residential properties to the new MH Middle Housing zoning district. The City is initiating these proactive zoning changes – also called rezonings – in strategic areas to help provide more housing options throughout College Station and to implement the community’s vision expressed in the Comprehensive Plan. The intent is to allow private owners, developers, and the market to add needed housing stock in appropriate areas over time as a neighborhood evolves.
