Our goal in Planning and Development Services is to make the development process go as quickly and smoothly as possible. We also strive to provide the best information as early in the process as possible so applicants can make timely and informed business decisions. To that end, we offer individuals interested in developing in College Station the opportunity to attend a pre-application conference. PACs are typically held on Wednesday afternoons and, while not required, they can be a helpful way to get development-related questions answered by City staff. The purpose of a PAC is to meet the City staff who will be involved with you throughout the development project, address any development-related questions, and provide an overview of the developmental process. PACs can also be a good way to receive feedback from staff on a preliminary site plan. With the goal of addressing any development-related question, PACs will typically have representatives from several City departments in attendance.
Prior to scheduling a PAC, please contact our Planner-on-Call (POC) at (979) 764-3858 or [email protected] to discuss your development proposal. Staff may be able to answer your development questions without the need for a PAC. If needed, the POC can assist with scheduling the PAC.
Should a PAC be needed, please be prepared to provide the following information:
- Contact name and phone number
- Project location
- Type of development proposed
- Number of acres in development
- Approximate building total square footage

Please note that any required plans must be submitted by Friday at 12:00 p.m., eight (8) business days prior to the meeting in order for staff to perform research on the property and your proposal. (If the Friday is a holiday plans are due by Thursday by 12:00 p.m. Plans not received by the deadline will cause the PAC to be rescheduled to the next available date and time. The plans must clearly show the project's location in College Station, as well as a general site plan of the proposal, if applicable.
