Southside Area Neighborhood

The Southside Area includes a number of unique neighborhoods, including Oakwood, College Park, portions of the Knoll, the McCullough Subdivision, Breezy Heights, West Park, Redmond Terrace and Wolf Pen Village. The planning area also includes over ten apartment communities, ten churches, four parks, City-owned greenway, the College Station Conference Center, the Lincoln Center, three CSISD schools, and commercial areas along George Bush Drive, Texas Avenue, and Wellborn Road.

The Southside Area was selected for further study through the neighborhood planning process because of its rich history and because of the lack of neighborhood-level planning in the area in the past. The Southside Area is one of the oldest areas in College Station – it includes portions of the original City limits established with incorporation of the City of College Station.

The City created its Neighborhood, District, and Corridor Planning program to provide focused action plans for smaller areas of the City. Under this program, the City has also adopted the Central College Station Neighborhood Plan and the Eastgate Neighborhood Plan. These plans focus on the particular needs and opportunities of the areas.

"Area V" Ordinance Amendments - Amendments to replatting standards and parking requirements for single-family properties in "Area V" of the Southside Area were approved by the City Council on November 8, 2012. 

Wellborn Road Sidewalks - Luther Street to Southwest Parkway - Currently property and/or easement acquisition will follow. Construction is anticipated in 2014.

Dexter Drive Sidewalks - Park Place to Winding Road - Construction completed in spring 2013.

City-Wide Single-Family Parking Standards - Amendments require one parking space per bedroom for new construction and remodels and limits the amount of front yard parking that is permitted. Adopted by the City Council on September 12, 2013.  

Character Preservation Overlay - Work has been initiated to add an additional option for portions of the neighborhood that wish to preserve the character of their area.  Anticipated completion in 2014.
